Considering a sofa bed?
If you’re looking to increase your appeal and offer good value, you may well be thinking of a sofa bed.
They can be a great asset, particularly in terms of flexibility, but within some constraints. If you’ve a room where a bed could go, I strongly advise putting a proper bed in there, rather than a day bed or sofa bed.
In The Snug, we have a sofa bed and make it clear that this is for the use of children. We seek to avoid adults sleeping on there because it’s never going to be as comfortable as a ‘real’ bed. Ours goes completely flat and is king size, so it sleeps two children comfortably.
Consider sofa beds within the context of the whole house: there’s no point adding more places to sleep without more places to ‘be’. Remember that however many your place ends up sleeping, it will also need to accommodate in other areas. Ensure there’s enough chairs at the dining table, seats in the living room and outdoor seating too. You’ll also need to ensure you’ve enough crockery, cutlery and so on and consider whether you’ve the bathroom capacity.
It might be that you decide to add a sofa bed but without adding to your total guest number. It could just add to your bed number, and mean that you’ve capacity for people to not need to share. To me, that’s always a win.
If a sofa bed is on the cards for additional guests or just for flexibility, remember you’ll need more bedding for it. Also think about black out blinds in that space, as well as a spot to plug a side light and a phone in, just like you would in a bedroom.
